How Long Will the Semiconductor Price Hike Last? Fact-Based Outlook

Prepared: 2026-10-12 (Asia/Tokyo) Scope: The current price surge is led by memory (DRAM, HBM, NAND). A second, smaller hike is coming in foundry wafers (TSMC, from January 2027). "Price hike" below means memory unless stated. Method: Facts come from dated sources, with TrendForce press releases and company earnings commentary preferred. Estimates and probabilities in Sections 4–5 are my own reasoning from those facts, not quotes from any source. Where a date is approximate (marked ~), it is derived from the "age" shown on the search result.

1. Bottom line

QuestionBest estimate
Will contract prices keep rising?Yes, through at least Q4 2026. Q4 forecasts are positive for every major memory category.
When does the rate of increase hit roughly zero?Q2–Q4 2027 for conventional DRAM and NAND. Server DRAM and HBM probably run later (2H 2027 to early 2028).
How long do prices stay elevated?Through 2028 in the base case.
When do prices fall meaningfully?2029 or later, and only if AI spending stalls or new fabs deliver as planned. An earlier fall is a minority scenario (~25%).

2. Verified facts

2.1 Where prices are now

  • TrendForce expects conventional DRAM contract prices to rise 10–15% QoQ in Q4 2026 and NAND Flash contract prices to rise 15–20%. It says DRAM stays undersupplied, but the pace of increase is moderating. (TrendForce, 2026-09-30)
  • Including HBM, TrendForce puts the broader DRAM rise at 15–20% QoQ in Q4 2026. (Guru3D, citing TrendForce, 2026-09-30)
  • Enterprise SSD is the only memory category where price growth is expected to accelerate in Q4, because cloud providers are expanding AI inference. (TrendForce, 2026-09-30)
  • The surge began very sharply. Conventional DRAM contract prices rose roughly 93–98% QoQ in Q1 2026, then about 58–63% in Q2. (BuySellRam, citing TrendForce, 2026-10-01)
  • TrendForce forecast 13–18% for Q3 2026 and said PC and phone makers were nearing their affordability limit. (BuySellRam, citing TrendForce, 2026-10-01)
  • TrendForce has revised forecasts upward more than once. On 2026-06-30 it raised its Q3 PC DRAM outlook from 8–13% to 15–20% and Q4 from 0–5% to 3–8%. The Q4 PC DRAM outlook has since been raised again to 13–18%. (The Build Out, 2026-06-30; PC Master Insider, 2026-10-01)

2.2 Why supply cannot catch up quickly

  • HBM (the stacked memory used with AI accelerators) takes roughly three times the wafer area of DDR5 for the same capacity, so AI demand drains capacity from ordinary memory. (BuySellRam, citing Micron, 2026-10-01)
  • A modern memory fab typically takes three to five years from groundbreaking to volume output. A finished cleanroom is still about a year from shipping chips. (BuySellRam, 2026-10-01)
  • Announced new capacity, with next milestones: (BuySellRam, 2026-10-01)

Micron ID2 (Boise, Idaho)Output late 2028
SK hynix Yongin, second fabCleanroom ready Jun 2029
Micron New YorkOutput from 2030
  • SK hynix's M15X fab is expected at full operation around mid-2027, and Samsung's P5 around 2028. (Data Center Dynamics, ~2026-06)
  • Samsung's memory chief said on 2026-04-30 that significant shortages should continue through at least 2027, and that some customers already hold allocations through 2027. (Tom's Hardware, 2026-04-30)
  • China's CXMT is adding capacity, with Taiwan's Commercial Times expecting about 420,000 wafers a month by 2027, up from about 320,000 now. The same report says China's own AI build-out may absorb much of it. (BuySellRam, citing TrendForce, 2026-10-01)
  • TrendForce says memory supply stays tight through 2027 and that the HBM market remains supply-constrained in 2027. It raised its 2027 blended HBM price forecast to +121% YoY. (TrendForce, 2026-09-29)
  • PC DRAM supply could fall in 2027 as more capacity shifts to servers. (TrendForce, 2026-09-30)

2.3 What the memory makers say about duration

  • Micron's CEO said conditions in fiscal 2027 and 2028 will be much tighter than in 2026. Micron's CFO guided to a "more moderate rate of price increases" for the rest of fiscal 2027. (Yahoo Finance / Stocktwits, 2026-10-01)
  • Reported industry sources say Samsung, SK hynix and Micron have sold out their 2027 DRAM and HBM capacity. This is a single-source industry report. (TweakTown, citing DigiTimes, ~2026-08)
  • Micron's long-term contracts matter for how prices unwind. It has signed 26 multi-year agreements covering more than 35% of revenue through 2030, and Samsung plans 60–70% of capacity under long-term contracts. (BuySellRam, 2026-10-01)

2.4 Independent price-peak forecasts

  • Citi expects DRAM and NAND prices to peak in Q2 2027 and then edge down. (BuySellRam, citing Citi, 2026-10-01)
  • Gartner said in March that prices might stabilize by Q1 2027. That view now looks early given later upward revisions by TrendForce and Micron. (BuySellRam, citing Gartner, 2026-10-01)
  • TrendForce expects server DRAM contract prices to keep rising each quarter through 2H 2027, by smaller amounts. (BuySellRam, citing TrendForce, 2026-10-01)
  • Morningstar expects the pricing peak around early 2028, then a steep decline across 2029–31 as supply potentially doubles by 2028. (Yahoo Finance / Stocktwits, 2026-10-01)
  • Wolfe Research's Chris Caso said an oversupply is hard to see before 2028 at the very earliest, because the physical cleanroom space does not exist yet. (24/7 Wall St, 2026-07-30)
  • A Sungkyunkwan University professor warned that commodity DRAM could reach an oversupply turning point around 2029 if AI returns disappoint. (BigGo Finance, citing the Financial Times, ~2026-07)

2.5 Early signs of strain

  • Spot prices for older DDR4 chips and China's used-module market have softened, but contract prices are still rising. (BuySellRam, 2026-10-01)
  • IDC expects 2026 smartphone shipments to fall 16.7%, its steepest drop on record, and notebook CPU, DRAM and SSD now account for 68% of parts cost. (BuySellRam, citing IDC, 2026-10-01)
  • Hyperscaler spending is still rising, but a growing share is debt-funded. Goldman counted $489 billion of AI-related bond and loan issuance by late July. (BuySellRam, citing Goldman/Axios, 2026-10-01)
  • TrendForce estimates DRAM and NAND are 47% of major cloud providers' capex in 2026 and 68% in 2027, so part of record AI spending is just record memory prices. (BuySellRam, citing TrendForce, 2026-10-01)

2.6 Foundry: a separate, smaller hike

  • Nikkei Asia reported that TSMC plans base wafer price increases of 5–10% from the start of 2027, covering advanced and mature nodes. HPC orders above a customer's original forecast may carry a further 10–15% premium. (ChainCatcher, citing Nikkei, 2026-07-21)
  • Mature nodes (12nm, 16nm, 28nm) reportedly face up to 10%, the first broad mature-node increase in over three years. This is single-sourced via unnamed sources and TSMC has not confirmed it. (AI Weekly, ~2026-07)
  • TSMC's chairman said the company avoids sudden price jumps. (Tom's Hardware, ~2026-07)

3. Reasoning

  1. The rate of increase is falling, but the level is still climbing. Conventional DRAM contract growth went from roughly 95% (Q1) to about 60% (Q2) to a forecast 13–18% (Q3) to a forecast 10–15% (Q4). Chaining the midpoints, and using the Q3 forecast because I did not verify the actual, implies conventional DRAM contract prices of roughly 4x their Q4 2025 level by end of 2026. This is my arithmetic, not a sourced figure.
  2. Price peaks when QoQ growth reaches zero, which is later than "slowing." Every source that expects a turn expects it after growth fades, not now. Citi's Q2 2027 peak is the earliest credible date among the named forecasts.
  3. Supply response is mechanically slow. The first meaningful new output (M15X, Micron ID1, Yongin cleanroom) lands in mid-2027, and each needs a ramp period. Most volume arrives from late 2027 to 2029. This sets a floor: broad price relief before 2H 2027 is unlikely.
  4. Contracts lock in tightness. Large 2027 volumes are already committed, and multi-year deals reportedly include price floors. That slows both the rise and the eventual fall, and pushes the unwind onto spot buyers first.
  5. Forecasts have repeatedly been revised up. TrendForce raised Q3 and Q4 outlooks in June and again in September, and Micron and Samsung have each pushed their end dates later. A smooth deceleration path is therefore the optimistic case, and upside surprises have been the pattern.
  6. Watch the incentives. Makers gain contract leverage from a long-shortage narrative, and PC makers gain from a short one (BuySellRam makes the same point). I weight the observable data (contract prices, fab dates, committed volumes) above the headline end-dates.
  7. The main risk to a long hike is AI financing, not memory supply. If hyperscaler budgets flatten while new fabs arrive, the 2019 pattern could repeat sooner than 2028.

Semiconductor Price Hikes: How Long Are They Likely to Last?

Research date: 12 October 2026
Scope: Global memory, foundry wafer pricing, and selected chip categories. Forecasts are not guarantees; prices and contract terms vary by product, buyer, and supplier.

Executive answer

There is no single semiconductor-wide end date. The strongest current evidence supports continued price pressure into 2027, especially for DRAM and high-bandwidth memory (HBM). My best estimate is that DRAM price increases can persist through most of 2027, with the first meaningful relief most plausibly arriving from late 2027 to the first half of 2028. NAND Flash may ease earlier, around the second half of 2027, if supply growth beats demand. Selected foundry price increases are also expected to continue into 2027, but the evidence does not establish when those wafer prices will normalize. ( Gartner, 2026-09-30; Gartner, 2026-10-02; TrendForce, 2026-07-30; TrendForce, 2026-06-30 )

“Relief” means price growth slows, levels flatten, or prices begin to decline. It does not mean prices return to their 2025 levels. The increase rate is already moderating in some memory categories, while prices remain high and supply remains tight. ( TrendForce, 2026-09-30; Gartner, 2026-10-02 )

Be careful not to treat total semiconductor revenue as a price index. Gartner’s August forecast attributes much of the 2026 market expansion to memory pricing: it projects $837 billion in memory revenue for 2026 and more than $1 trillion in 2027, while non-memory revenue is forecast to grow to $864 billion in 2027. Revenue combines price, shipment volume, and product mix, so it cannot establish that every chip category is becoming more expensive. ( Gartner, 2026-08-24 )

Forecast by segment

Confidence labels below are my qualitative assessment of forecast timing: near-term direction is more dependable than an exact turning month several quarters ahead.

SegmentCurrent estimateBest timing estimateConfidence
Conventional DRAMTrendForce forecasts +10–15% quarter over quarter (QoQ) in 4Q26. Gartner’s 3Q26 forecast estimates DRAM prices +18% in 2027, after a 2026 surge, with a 4% supply shortfall in 2027.Further increases are plausible through 2027. Gartner expects initial price relief from late 2027 to 1H28, followed by significant declines in 2028.High for Q4 2026 increases; medium for the late-2027/early-2028 turning point. (TrendForce, 2026-09-30; Gartner, 2026-09-30; Gartner, 2026-10-02)
NAND FlashTrendForce forecasts +15–20% QoQ in 4Q26. It expects supply growth to strengthen in 2027, with supply conditions easing in 2H27.NAND is the leading candidate to flatten or correct first, potentially in 2H27. AI data-center demand for enterprise solid-state drives (SSDs) could delay the easing.High for Q4 increases; medium for 2H27 easing. (TrendForce, 2026-09-30; TrendForce, 2026-07-30)
HBMTrendForce forecasts the blended average selling price (ASP) to rise 121% year over year (YoY) in 2027. This is a blended figure affected by a richer mix of newer, more expensive HBM4 and HBM4e products; it is not a like-for-like price increase for every HBM part.Strong price pressure is likely through 2027 while supply remains constrained.Medium. The direction is supported, but the headline ASP change is highly mix-sensitive. (TrendForce, 2026-09-29)
Foundry wafer services and selected ICsTrendForce expects mature-node foundry price pressure to extend through 2027. DIGITIMES reported a 3–6% TSMC wafer-out increase for 2027; Reuters had earlier reported an increase of up to 10% based on sources. TSMC told Reuters it does not comment on pricing, so neither figure is official company guidance. TrendForce also reported that some IC designers were considering 5% to double-digit increases in late 2026 or early 2027.Price increases can continue into 2027 for constrained nodes and products. There is no strong public estimate for a broad foundry price decline.Medium for direction; low-to-medium for exact percentages and affected products. (TrendForce, 2026-06-30; DIGITIMES, 2026-09-24; Reuters, 2026-07-21; TrendForce, 2026-10-05)

Why prices are likely to stay high

AI demand is competing for the same constrained capacity. TrendForce says suppliers continue shifting advanced DRAM capacity toward server products, while HBM and conventional DRAM compete for limited advanced-process and wafer capacity. HBM also uses more wafer input per unit of memory output than conventional DRAM, so shifting production toward HBM does not translate one-for-one into extra DRAM bits. ( TrendForce, 2026-09-30; TrendForce, 2026-07-30; TrendForce, 2026-09-29 )

New capacity takes time to affect supply. TrendForce expects some new DRAM capacity to come online in 2027, but says equipment installation and ramp-up delay meaningful output contributions until 2028. This supports a longer DRAM cycle than a simple announcement of new fabs might imply. ( TrendForce, 2026-07-30 )

Supplier commentary confirms tight forward demand, but is not a price forecast. Micron’s chief executive said on the September 30 earnings call that memory and storage supply-demand conditions were expected to be much tighter in fiscal 2027 and 2028 than in 2026. Reuters also reported that customer commitments under Micron’s long-term supply agreements had grown to $32 billion. This is evidence of forward demand and supply being booked, but it does not by itself prove that spot or contract prices will rise at a fixed rate for two years. ( Reuters, 2026-09-30; Micron, 2026-09-30 )

What could slow or reverse the increases

End-market affordability is already limiting demand. Gartner reported that global PC shipments fell 22.4% year over year in 3Q26 and said higher memory and storage costs had been passed through to PC prices. TrendForce also says consumer electronics demand is weak, and that NAND suppliers are taking a more flexible pricing stance where buyers have adequate inventory. These are real restraints on further increases, but they have not yet offset AI-related demand for server memory and enterprise SSDs. ( Gartner, 2026-10-12; TrendForce, 2026-09-30 )

Price growth is slowing before prices fall. TrendForce’s 4Q26 conventional DRAM forecast is +10–15% QoQ, compared with a roughly 60% second-quarter surge cited by Reuters. This indicates a sharp slowdown in the rate of increases, not that the price level has already turned downward. ( TrendForce, 2026-09-30; Reuters, 2026-10-06 )

NAND has a clearer supply-relief path than DRAM. TrendForce expects faster output growth from higher-layer NAND transitions and new-fab ramp-ups in 2027. Its July forecast says the market could move toward a positive supply-demand balance in 2H27. However, TrendForce also identifies enterprise SSD demand from cloud service providers (CSPs) and AI workloads as a variable that could absorb additional supply. ( TrendForce, 2026-07-30; TrendForce, 2026-07-21 )

Reconciled base case

The most defensible base case is:

  1. Q4 2026: Memory contract prices continue to rise, with slower growth for conventional DRAM and stronger increases in some NAND categories. ( TrendForce, 2026-09-30 )
  2. 2027: DRAM stays structurally tight and prices remain supported. NAND supply improves more quickly, so its increases could flatten or reverse during 2H27. Foundry increases continue selectively at constrained nodes. ( Gartner, 2026-09-30; TrendForce, 2026-07-30; TrendForce, 2026-06-30 )
  3. Late 2027 to 1H28: The most plausible window for initial DRAM price relief. Gartner forecasts significant DRAM price declines in 2028, while Micron still expects supply-demand conditions to be tighter in 2028 than in 2026. These views are not necessarily contradictory: prices can ease from a peak while supply remains tight relative to demand. The last sentence is an inference from the two forecasts. ( Gartner, 2026-10-02; Reuters, 2026-09-30 )

My overall estimate: Plan for elevated memory costs through 2027. Treat late 2027 to mid-2028 as a plausible DRAM relief window, and 2H27 as the earlier NAND easing window. Treat foundry prices separately, since current public evidence supports continued increases into 2027 but does not provide a reliable market-wide normalization date. ( Gartner, 2026-10-02; TrendForce, 2026-07-21; TrendForce, 2026-06-30 )

What to monitor each quarter

  • DRAM and NAND contract-price surveys, separately from spot prices and retail device prices.
  • New-fab equipment installation and actual output ramps, not just announced capacity.
  • Hyperscaler AI capital expenditure and orders for server DRAM, HBM, and enterprise SSDs.
  • PC, smartphone, and consumer-device shipment data as a measure of buyers’ ability to absorb higher costs.
  • Foundry pricing by process node and customer contract; public reports of intended increases should be treated as reported plans until confirmed by the supplier.
